ROSSWOOD FARM: CASE STUDY

Situated just a stone’s throw away from Warwick, the Rosswood Farm site sits within the picturesque village of Baginton, nestled in the heart of Warwickshire, England. 

Baginton is a charming, quintessentially British village and civil parish steeped in rich history and surrounded by rolling countryside. The village is best known for its close proximity to Coventry Airport and its historic connections, dating back to Roman times.

 

It shares a common border with the city of Coventry and lies approximately 6.5 km south of central Coventry, 7 km northeast of Kenilworth and 11.25 km north of Leamington Spa.

TRADITIONAL CHARACTER MEETS MODERN CONVENIENCE

The settlement of Baginton boasts a small but vibrant community, where locals take pride in maintaining the area's traditional character while embracing modern conveniences. It predominantly consists of residential development and associated amenities including local shops, a village hall, post office, a children’s playground, the Millennium field and the village green with the ancient Baginton Oak tree - thought to be one of the oldest trees in Warwickshire.

The village has a number of historic features including the Grade I listed church, the Roman Lunt Fort, and Bagots Castle, with a large part of the north of the village lying within the Baginton conservation area. The Rosswood Farm greenfield site was previously comprised of paddock land and occupied by a bungalow and agricultural units; but will see a selection of high- quality 1, 2, 3 and 4 bed dwellings built as traditional 2 storey and 2.5 storey houses.

The main site access is from Coventry Road which provides safe access to the local amenities in Baginton and public transport connections. The western development area is set back from the western boundary to allow for an open green space, a Local Area for Play and an attenuation pond.

The site forms part of an allocated residential housing site within the Warwick Local Plan identified for approximately 80 homes in total. The northern half of the housing site had previously been granted permission for the delivery of 56 homes under a separate application. 

An outline application was submitted in June 2022, originally for 66 dwellings and resolved to approve at planning committee in January 2023 for the delivery of 63 dwellings. During the course of the application, our proposals demonstrated that the site can appropriately accommodate the number of dwellings with the additional units considered as a material benefit. The indicative layout shows tree lined streets on the main roads within the site and suitable landscape buffers to the west and southern boundaries which meet with the requirements of the Neighbourhood Plan.

Planning permission was subsequently granted in August 2023 following completion of a planning gain package to secure financial contributions towards improving community facilities including over £660k towards education services along with contributions towards health facilities and open space and sporting facilities.
