SOUGHT-AFTER LOCATION

Once crowned the best place to live in the UK by The Sunday Times, Moseley is one of the most sought-after neighbourhoods in Birmingham. It offers all amenities required by a family; good schools, shops, 11 acres of parkland, as well as good proximity to the city centre and entertainment centres alike.

Moseley’s village centre, which was first developed and expanded in the Victorian era, has grown to accommodate a range of independent retailers, restaurants, bars and cafes, building a real sense of community spirit between residents and business owners.

Famed for its bohemian arts scene and vibrant village community with two renowned music festivals taking place in the grounds of the private Moseley Park each year, this Birmingham suburb provides a mix of amenities on your doorstep.

SevenHomes submitted a full planning application in 2017 for the demolition of the former Oaklands Nursing Home and the erection of eleven dwellinghouses, with associated car parking, landscaping and new vehicular access off Oaklands Road.

 

Pre-application discussions were held with Birmingham City Council, the Local Planning Authority, prior to the preparation and submission of the application to review the site’s characteristics and inform the proposed design approach and supporting technical information required as part of the site’s redevelopment. SevenHomes adopted a design-led approach to redevelopment whereby the comments of the Local Planning Authority were incorporated into the final design and layout of the scheme.

 

The main planning considerations involved the principle of residential development on the site; the demolition of the former Oaklands Nursing Home buildings, the design of the proposed development, living conditions for future occupiers, and the impact of the proposed development on the amenity of neighbouring occupiers; on traffic and parking; on trees and landscape; on ecology; and on drainage. All of these matters were effectively considered and addressed as part of the planning application and supporting information and the application was successfully approved at committee within 4 months of being validated.

 

The approved traditional design style and appearance of the dwellings reflect that of the local vernacular and materials. The development was built incorporating Victorian and Edwardian design features such as timber finials and fascia boards, chimneys, stone cills and window headers, timber framed windows, red brickwork, slate roof tiles, decorative ridge tiles and exposed rafter feet beneath eaves level. This all contributed to a high-quality, well-designed scheme that had full support of the Local Planning Authority.
